Building a new home is an exciting experience! There are many selections and choices that go into the home building process. With Zaremba, your dedicated Sales Manager will keep you informed about what is happening throughout the entire process. You can help prepare yourself by becoming familiar with the home buying and building process. Here are a few tips:

Getting Started

  • Know what is included. Every builder has a number of floor plans to choose from. Floors plans affect the base price of the home– each one comes with different specs, commonly known as Standard Features, that are included in the base price. Each floorplan also determines which upgrades will be available to you for an additional charge. Keep this in mind when weighing your options.
  • Make sure you ask about the many available choices of a particular feature. Zaremba gives you a wide variety of styles and colors in high quality attractive standards, so you may find exactly what you want without paying additional dollars
  • Ask to what extent you can personalize your home. Zaremba allows you to customize your home as you like with many available upgrade options and our Homes for the Hip program.

You’ve found the Zaremba home of your dreams! Here is a list of events to come:

  • You sign a purchase agreement. This contract, along with an earnest money deposit is sent to our main office for acceptance and processing.
  • A Homeowners Manual is given to you, which will provide you with a clear picture of what is to come during the next few months, and explain other subjects such as the warranty on your home.
  • After the purchase agreement is accepted, you will apply for financing with your lender of choice.
  • After you receive loan approval, we will submit for blueprints and topographical maps, then for a building permit.
  • A Pre-construction meeting is scheduled for you. The Site Superintendent and a Selections Coordinator go over the details of your new home.
  • Two Selections Meetings are scheduled for you with our Selections Coordinator. At these meetings you'll choose things like flooring, cabinets, and appliances. Once all your Selections are completed, usually within 15 days, we'll put in the Order To Build.
  • Now the building can begin.
  • Preparations for closing begin 30 days prior to building completion.
    • We will contact the title company and begin escrow and title work.
    • Two weeks prior to completion, you will contact your lender to set up an appointment to go over final paperwork.
    • One week prior to title transfer, the Site Superintendent will schedule a Homeowner Orientation and Walk-Thru with you. This orientation will take place once your home is complete, and allows you to review the home, learn about its features, and discuss the warranty.
  • One to three days after orientation, you will meet with your lender and the title company for closing.
  • Title transfers and you can move into your new home!
